Maybe you can structure a lease to go from $450/mo to $600/mo over 2-3 years to make it a smooth transition. 

So far in 2020 things have gone smoothly (I've been very fortunate) and I've also been able to refinance 3 of my mortgages to reduce my interest rates by 2.5% so I'm currently beating 2018 numbers.

And requesting just ONE more WEEK in order to transition smoothly into her new place.  

Work with your tenant to ensure a smooth move out and thank them for their service.

This is my 2nd deal diary, the first went very smooth with few issues and this one is running into many more challenges.

Evidently they had a very smooth talking guy that won their trust or they are just desperate to get it sold and took the first guy that came along.

If you just recently got a tenant in there, I've learned that the first month or two comes with the most hickups and stress... after all the kinks are worked out, it's smooth sailing!  

They've never been my PM, but seem to be a big enough operation to run smoothly while still having their stuff together.  

Also better wait until your credit gets smoothed out.
