Things us landlords should have already like smoke detectors, safe egress, & no gas leaks. 

At least one outlet has the burnt mark above it and so does one smoke detector (can smoke detectors smoke, they are electrical so I suppose but has anyone ever seen this?)

He always had a cooler full of smoked or fresh Chinook and fresh or Jerked Elk meat he lead with that gift first and foemost..

I generally do not pay for a quote for most construction type work, but for some services around here that are in short supply like plumbers and heating/air HVAC they do charge up to $100 for a quote and then take it off the price of the repair / upgrade if they do the job. 

By the law of supply and demand, that means you'll be getting less for your property.
