If you are paying for other people to live in your house (ie losing money each month), skip the purchase, stash the $, wait, and look for a better deal. 

while I am not a large scale RE owner, I skipped the LLC/etc. and just upped my umbrella liability insurance, and made sure my agent was aware than I had rental properties and those should be included under the umbrella (and the addresses are noted in the policy). 

If you feel like that's not for you you can use an website like connected investors which will be about 150$, pull a list, skip trace it and start making calls or text. 

I’m generating leads in different cities and wondering if I need to switch to a better skip tracing program.

Once you have a list get it skip trace and pound those phones.

Does anyone know a CRM that allows you to use API to automate collecting skip tracing data?

I'll also have to check out show #350 - I skipped this one as I'm not planning to House Hack but I'm sure there still some takeaways for any new investor.  

They just skip over it saying extension or "pending bankruptcy."  

I have read about 20 posts regarding skip tracing and see about the same 10 companies come up.I have a home office but I am looking for a service for phone numbers that works at least 50% of the time with proper information.
