Hi,everyone  I'm a newbie to real estate investing, currently located at Victoria Texas,  and I'm trying to get my first owner-occupied house here, and after one year turn it into a rental property,  after running numbers on couple of the properties i am interested in, I found out the listing price of the property is much higher for them be become positive cashflow and good CocroI, and they all rejected my low price offer,

I was wondering is it ok to buy a negative cashflow property and low Cocroi, Just to get into the game, and depends on the appreciation of the house and building equity,

Or Just Wait and see if there any property that works with the rental property calcu

I wouldn't advise over paying for a house because you're ready to buy. You should wait for the right deal. Negative equity is not a good look. If the market starts to slide you will be STUCK. Don't put yourself behind the eight ball right off the bat.
