The building would be in my name.The building sit's on a town square.

I need to schedule some time to sit down with my lender.  

I don't make any other appointments after the first sit down if they are not interested in selling of course.

The deals are in the market but they do not sit around and are gone in a few months time.There are some CMBS lenders who will do non-recourse down to 1 million loan but they are pickier on the property.

Ask how YOU need to present yourself and the deal for success, then sit back and listen carefully and ask questions to clarify what is said to you.

Our broker (we're licensed Realtors who are listing this ourselves) feels that we should list at $319k but we feel that's a little high and we don't want to sit on the market too long waiting for an unrealistic price.Additionally, we're having delay troubles with our building contractor as he's moving way too slow for us.

The owners are older and the property has been sitting vacant. 

If the house sits empty for even one month waiting for a higher-paying tenant, I've lost $675.
