You may want to look into more turnkey investments where you can invest $1M of equity in a more stable asset class and target a cap rate of 7%+ and simply hire someone to manage the investment for you.

I never had a C-corp before so I don't know, Can i simply assign interest in the property holding LLC out of my C-corp and to my main holding company. 

You might start by simply looking at the history of the homes you've worked on over the last 5 years.

I think any motivation from a seller is good for an investor but you still want to make sure they win too.

That being said, If you are looking strictly for referrals I'd look into the online brokerages that have just simply great commission splits and not much else to offer, I believe one is home smart, exp is another I believe but you'll have to research. the trade off is that there will not be much guidance nor business funneled to you.

That is a win win, you get experience and products from rehabbers and get paid also.
