Simply take the rent subtract these factors and see if the remainder meets your profit target. 

But you'll still probably make more in the end (with less tenant headache) just by simply owning on Oahu.

@Daniel Barnett  Never read one book never looked on line because on line did not exist in 1975.simply got my real estate license at 18 my brokers at 20 my first year in the business I made 56k in 1975 and never looked back..

Near the end, I discovered that the power was cut off by the seller so the sump pump stopped working.
