If anything happens with the probate court, the deal will just die a natural death.Your contract should already say that the sellers must be able to provide clear title.Also, NEVER give sellers any money.

The vapor barrier should help in keeping the moisture off of the floor insulation.Are you digging a trench around the perimeter of the house and laying perforated pipe or are you just letting the water go to the sump pit naturally?

I never send postcards as I try to be sensitive to the clients situation and not letting the whole neighborhood know they are in foreclosure.Bandit signs are also a good way to find deals, although I am noticing now that it seems like every corner of every city/town there is a different WE BUY HOUSES sign LOL..I am a full time investor/wholesaler so what I do is plan my marketing techniques daily.

Since it is to a company I would then argue the commercial nature of the lease without respect to the property type (ask your attorney).If that is the case your LLC can then be responsible for PITI as well as maintenance.
