From your post, you seem to be leaning towards MFRs.

It seems I might be 'self dealing', but if I kept all income and expenses in the same initial ratio, is that the same as how I have read you can 'partner' your own cash with a SDIRA?

I will know more on the condition of the units and the building next week, but on the surface this seems like a logical deal.

When I did this a while ago, it seemed to be about 10 years or so.There is also the benefit of having SOME of your assets in ROTHs in retirement years as there is NO mandatory distribution requirements when you hit 70.5, and you can also use those tax free withdrawls to help do 'balancing' to keep from stepping up into the next tax bracket.Dan Dietz

The cashflow properties in outer San Diego county like Ramona or Alpine seem to not make much sense in either appreciation or COC.

I've interviewed with multiple companies and several investors, but none of them seemed to be trustworthy.  

This might seem intuitive to someone who has done this before but I am just imagining me asking a seller to do seller financing/carry back and does not know how this works either but has agreed to it.

Things are just easier when I can invest with some type of capital.While I'm doing so, it seems I've gotten a bit ahead of myself with the advertising (haha) and now calls from my website are starting to come in increasingly regularly.
