ROFR are grossly under used by investors, these can be very low dollar contracts to nearly control a property while seeking other alternatives if the property is held by a motivated seller seeking a buyer. :)

If the estate has adequate assets to cover the judgment, you would seek out the lien holder and ask for an option on settling the lien (or Buying it at a discount).

There are not always a lot of choices when you seek companies to insure a rental portfolio.

Still, all the experience did not prepare me nearly enough for what deals I do now.One more thing, you want to seek advice in everything you do from the people that actually do deals, unfortunately a lot of people want to invest in Real Estate, however they never amount the courage to move on and take action.
