The problem with that plan is the MLS has rigid rules, and guarantees for agents involved in a transaction that assures them they will get paid when the transaction closes, and guarantees them a specific dollar amount or percentage in advance.  

Pen Fed has a rule that if you have 4 or more properties in your name then they will only do a HELOC on your primary residence. 

Zelle is supported by all the major banks and I use this but most of my tenants drive to my bank and deposit right into my account.

If possible, join your local REIA so that you have local support when questions/issues arise.

The unit is going to be graded as a unit and not as a house with a basement it’s a different analysis and you’re using rule that doesn’t apply the same way in this case.

I really thought i would’ve got more goods answers like yours and a few others but instead I’ve gotten way more put downs from a community i thought would be way more supportive.

If so you may find it hard to find the money to support that if you did not include it in your initial analysis. 

Also check into your city/township rules too.
