Your variable costs are associated with the repairs and that depends on the project.

I did a recent project where we converted a giant closet into a bedroom and added a window and a normal sized closet into the room. 

  $100 projected cash flow won't cut it either as you're already maxed out on the debt payment and haven't even gotten into the filing/closing costs, taxes, insurance, maintenance, cap-ex, management, etc... 

At the end of the day if I think a project is going to work and make a nice profit im all in.

I feel that entering projects with the goal of value add and selling would be the quickest way to build substantial cash.

Does anyone know how to pay off a balance of 203k loan before the project completed?

I'm sure there is someone out there though that does work on these projects you just have to find them!

I'm not saying they're aren't snakes in any profession but i am saying myself and the lenders i work with are some pretty awesome folks who focus on getting the deal through so you as an investor can make money and hopefully use us again on your next project.

I was actually wondering, for those working in bigger projects even more so, how are they working their budgets?

I've had multiple people come and look at the projects, tell me they would get back to me with a bid, and that's the last I hear from them.
