Rock on! 

@Sarp Ka South Durham (Carpenter-Fletcher, Woodlake, Woodcroft and even Hope Valley Farms) are excellent A-B class high appreciation neighborhoods with rental rates that are currently sky rocking.

Ive read the posts on BP and ive been to meetings in  little rock but even though im a newbie going to meetings and hearing about Wholesaling isnt really going to help me with house hacking.

My family has 40 acres of undeveloped land in Arkadelphia, Ar, about 30 minutes from Little Rock.

Obviously, the quickest easiest answer is each of the 3 get 33.33%But will who gets that extra 0.01% Will :)I suggest rock,paper and scissors!!!

Tulsa won't blow you away with appreciation but as long as you aren't buying in a low income area, you won't get rocked during a big housing downturn either.  

I am also having him install vapor barrier in my crawl space(entire sqfootage of the house is ~1600sqft), replace my main sewerage line that runs into my tenant’s place, add in a full bath, and add in 2 small closets.
