The balance would actually be $180k broken down and was/will be used for the following:25k - down payment on previous rental acquisition25k - refurbish our home - already spent50k - consumer debt (both cars and $15k in CC debt)80k - new primary residence down payment We'd actually cash flow $1,000 more a month with consolidating debt.Is interest only HELOC worth it?

I know I absolutely want to be my own boss and create my own path and I just felt as though if I'm paying interest on these revolving loans the money I'm putting in TSP is not worth it, I can be putting that money for now to put in these loans..

So, I would suggest a pro rata refund to the tenant/tenant's estate.One electrical socket not working is not worth fighting over with the tenant.

Just want to add in; In Hawaii, for court auctions, the buyer is typically responsible for back owed HOAs but by law only has to pay 6 months worth max.
