Welcome.Bay Area has some very local nuances like sewer laterals and city-specific taxes - both property and transfer.I'll tell you right off the bat that the 1.25% CA property tax rate you see in the online calculators... nope, way higher typically.It's a hot seller's market, so listing agents and sellers are snobby about the local reputations of both your agent and the preapproval letter included in your offer.

Moral of the story is don't pay premium I've heard you want to buy at around 70% of value, get good comps from a reputable realtor to help determine the current value, and you dont want the niceat house in the neighborhood.
