Look at the reputation of the contractor, get references from previous clients, and review the materials they are proposing to use.

You do not want to get a reputation for making weak promises.  

I am needing recommendations for a potential property manager, as well as a reputable construction crew.

Find a reputable contractor, ask to see their work, ask for recent references, get some quotes then make a decision. 

However, in order to garner these inbound leads, you'll have to create a trusted and reputable presence with Google and your potential clients.

My damages aren't a sum certain, but WOW -- I start off on Airbnb basically with my reputation destroyed; that's worth real money.

It's a race to the bottom if you put your rates out there at all, you're either putting misleading stuff out there, burying ridiculous fees in the small print, or you're honest and thus quickly get a reputation for having high rates.
