I've also wanted to be my own boss so to speak and build something up myself instead of relying solely on a paycheck. 

It's tough to go an entire month or two without a commission check if that is all you are relying on.

It is very difficult, if not impossible to find a 2% deal if you're relying on someone else finding it for you i.e. wholesalers, agents, MLS etc....Unless you can capture your own leads and negotiate your own deals, you will likely never see 2% deals. 

If it's fairly stable, I tend to rely more heavily on cash flow, but you still need to use both metrics together.

It is how I would do it but it relies on you having or getting credit card limits that allow it. 

I would suggest you not to rely on a company that doesn't even have a proper website.

Either way, you will likely need to come to the table with at least enough cash for the repairs + contingency buffer unless you find carefree friend/relative private money or a partner who is hands off and relying on your skills and time to execute the project.Best of luck!!
