Might be cheaper and quicker than an eviction, although I don't know how long the eviction process in PA takes.

If you purchased with cash you can do it quicker but essentially if you or your LLC have had it for 6 months you are good.

The project sounds fun and you would learn alot but if there is a quicker way try that.

I think the process will be quicker and more efficient but I feel when investing over 6-7 figures of capital, guidance and reassurance is needed. 

Because if you can put down 20-25% on this purchase that will leave you that much cash for the next allowing you to scale quicker. 

Quicker I can get in and out, the less risky it is! 

IMO emojis as bullet points help with scannability - helping folks find the info they want quicker in a sea of text.

You can use the third party financing addendum if you would like but i would suggest making sure that the seller understands that you can close quicker than normal loans. 

It takes a while to create the postcard (and I will be sending a different one on each follow up), but it really doesn't need to take that long, and you get quicker with each subsequent design.
