We are looking to do the same thing for a flat in Athens which we'll turn into another artist's studio.Instead of the 2% rule, I have a 3% rule when looking for properties like this: it covers management and cleaning fees and utilities. Some key elements to doing well on Air BnB:* Beautiful, well-lit photos* Excellent location convenient to transport* Well written ad with thorough description of local attractionsWhat can make up for a lack in any of the above:* A quirky design/unique lodging experience, at a low price NB: Air BnB type services have been drawing the ire of hotel lobbyists to local governments, and many renters don't pay taxes on the $ earned.

One has to wonder who the 'buyer's' agent is truly representing. The way it's evolved for the bulk of SFH sales to owner occupants, and with all the money NAR has spent on marketing to the general public in the last decade, buyers now know and understand that they have to have an agent if they want to make an offer.

You'll probably want to discuss your plans with a securities attorney if you are veering much from what I just mentioned as you cannot start a REIT or make a public offering on assets you do not already own.

I guess it's not impervious to water, but fairly water resistant.I hear you on the oak/bamboo thing and will think about seconds and ash.I probably also will come to accept that wood will help the place rent for $2,000 better, and I probably also have come to accept stainless vs. black (though I have a nice black fridge that is nearly new and would thus save me $1,000 after transportation costs)

So what do people do with excess trash or clean outs of the garage, homes, basements, yards, They take it to my apartment complex and use my bins. But there have been public meetings about this issue and certain people show up and scream bloody murder that by going to a single hauler all the mom and pop businesses will go out of business and the big corporate accounts will thrive.
