Doing some quick math your monthly payment ranges in the $6000-$7500 range depending upon the final term and rate agreed upon.

Based on the straight math often investing in a new property would be more profitable than paying down debt.

On the surface, the math looks good.  

Even if they don’t drop to that price (I have put in the offer at 420k), this exercise is sort of getting me more comfortable with my maths.
