More proof of governments gone wild in their quest for more money!

I suspect this dude makes a good portion of his money out of release fee's.. but there has to be an end date  i would suspect other wise the person doing this would have some major liability.. if someone ever did that to me I would sue their butt straight away.. but then again most wholesalers would never get into contract with me in the first place as I would vette them out and when they could not proof up I would not accept their offer.

Would you include proof of unpaid bills, pictures of garbage left behind, etc.?

Documentation doesn't mean you have to have proof of what the thing was.

I think there are better strategies to score a great investment: purchase price is certainly a big one (think instant equity), but rentability (vacancy rates), capex (long term cost of ownership), choice of finishes (how to tenant-proof an apartment), contractors to choose etc etc will effect your cash flow, your ROI and your overall ownership experience.

Proof of any income statements, balance sheets and a reconciliation of net worth.

Therefore, if you are keeping a separate account for your business related expenses, your account statements should be enough proof that a payment was made.
