I did a lot of research and I’m finding a ton of property management and agent solutions but nothing stands out for high volume investors.What does a REIT or Private Equity Group use for example?

And attracting good tenants is THE goal.I've learned by trials of fire in buying houses in all kinds of neighborhoods (except the worst slums) --  all the way from trashy houses in low income neighborhoods to one I own right now, on a private golf course.  

Hi Eugene,     I think you can look for private money or bring in an equity partner on the deal.

Brian,Not sure if the cashflow in that area justifies it, but you could also find some private money lenders to provide you a (70-80%?) 

On a private seller deal, how does the earnest money get processed when it comes to closing?

I am looking to finance it using either private equity money or hard money.

use private money to do a flip to save money for rentals.
