I wish I had more to offer, but my advice would be see what restaurants have good foot traffic, but are maybe suboptimal location, and then offer incentives to try and get them in.

I recently was on a call with a loan officer on this new shared appreciation loan program CA is offering.

I've never done this before, we usually just ignore the LLCs, but honestly its worth a try, if I were a lawyer I wouldn't disclose anything about my client but I would definitely pass on the offer.

"Real" real estate education is found in real estate agent and broker courses, both initial licensing and CE, certain colleges and universities, courses offered by legit organizations such as Appraisal Institute, CCIM, BOMA, NAR, CRE, MBA,  etc., textbooks on real estate, real estate law classes, and SOMETIMES in education offered by REIAs.

MiSTRA - the newly formed Michigan Short-Term Rental Association, does not support these bills as currently written and testified against it - we did a good job to be balanced and offered some ideas for improvements that could be much more favorable.

The 8% is not from my private guy that’s what I am pre approved for with 203k loan… my private guy is gonna do it for next to nothing maybe he will accept couple 1000 from me but he told me time and again he wants nothing if it is a short term.  

Are the fees just the 6% RE commission or are there other fees I could consider when making a counter offer.
