As a tenant, you would be responsible for returning the unit in the same condition as when you took possession of it so it's normal to get charged for damage but I don't understand why they would charge you for a vacancy unless it's in your lease terms.A few questions:Did you break your lease or did it end on the term?

The big difference is that renters insurance covers all of the renters possessions in the case of a fire, theft, ect.On the other hand, landlord insurance covers the structure and property that you own.

This home will be our second home, as we own a home elsewhere that we will keep.What I am looking to do is take over existing financing from a homeowner that wants out of paying their payments (Banks really do not care who makes the payments), and have title of the property in my possession.

You should also make it clear to your tenants that your insurance policy does NOT cover their personal possessions.
