It depends on where you are living, how long you think you will be living here, if 3 years is the minimum but a good chance it’s gonna be longer bite the bullet & buy, if 3 years is the max it’s probably better to just rent, regardless nothing will cash flow, the big benefit is locking in your payment, but the value of that depends on the timeline, as far a where that would really depend on your preference’s in price point, do you want urban or suburban living, how big a space, how nice etc?

I personally prefer staying in a nicer STR and appreciate nicer finishes, details, and a unified ascetic, and want to provide a similar experience to our future guests.

I supply toilet paper, paper towels, liquid hand soap at all sinks, dishdetergent, dishwasher pods, one new dishwashing sponge, spray oil, salt & pepper (I buy the plastic disposable ones for picnics so they can't be refilled) and a few other spices, trash bags, some cleaning supplies such as Simple Green and microfiber cloths, coffee filters, plastic wrap, ziploc baggies, laundry detergent, and dryer sheets.Guests are asked to bring their own shampoo, conditioner, personal soap for showers, sugar, creamer and coffee.

was thinking of letting them know I leg rent more than a certain amount here in California unless that person decided to move out and one of their other not on the contract tenants signed a new lease at the higher rate?

As I've been learning, there are the key taxes to understand when investing into a new area or state:- State business income tax (if you have an LLC)- State personal income tax (if they want to tax you too, even as an out-of-state investor)- City personal or business income taxes- Any registration fees due the city/state- City/state property taxesAnd I'm sure more!
