So - just playing devil's advocate here - you're buying at the peak of market value, then relying on appreciation ONLY to make your return and cover your note when you choose to sell? 

Now, a question for you all, do you think that as time goes on, the "velocity" of cryptocurrencies, as Mike pointed out, will increase in the same manner that internet speed has or are they completely unrelated comparisons in this sense?

I use Zillow mostly for speed and ease and then back it up with a quick search on Realtor.com and county records.  

It sounds like you realize, investors are sharks and come full speed, so it's not a question if others have seen it.. they passed on it for some reason,  you just gotta find out why-- and are you comfortable with the challenge?  

This might be a good time to sell because the prices in  in real estate is probably at its peak in real estate's cycle.

I was in talks about the house, and in the third week of the talks the price raised 75k due to ‘design studio’ decisions.My conundrum has always been that a down cycle in three years, even 20% drop, could still mean less buying power if rates go up.....my current home I naively bought at the peak in 2006, so hesitant to buy second home now with what feels like another peak (keeping first as rental).

However if the "great deals" are coming to you from a turnkey provider, there's a possibility that TK provider is just using sales 101 and creating a false sense of urgency to speed up the sales cycle and close you.
