I'm willing to even pay for a subscription but AirDNA is pretty pricey. 

If we don't invest it and take advantage of bonus depreciation or 179 deduction/depreciation, then we'd be paying significantly more in tax after the income passes through as schedule K income and we would not be getting the maximum amount of benefit that we could with a sum of money like this. 

Most retail tenants will happily pay more in rent if they can get more sales.  

Because this is your first rental property, I would recommend finding an amazing PM company and paying them what they are worth.

Making $570/mo profit plus at least another $80 in principle pay down. ($650/mo total) is kicking butt for zero dollars invested.There’s certainly no harm in repeating that 9 more times.
