Hi @Martin Saenz great seeing you at the events the past couple of weeks.

Typically, banks appraise these at 9% and most were selling at that prior to the past year.  

I've been listening to the podcasts for about 6 months, and I'm finally taking the time to create a profile and truly get plugged into the community.I'm from the Cleveland, OH area, but have been living in Indianapolis, IN for the past 5 years. 

@Jonathan Polanski The agent might be trying to buy for himself (conflict of interest), trying to keep the entire commission (horrible business practice), has had a bad past experience with your agent (unlikely but possible) or has a preferred investor lined up. 

In the past, there would have been no way I would buy without first going inside.

It's been almost 4 months past the expected completion date.

The bank is local who I have worked with in the past and will be posting their notice in the paper in March and won't be able to entertain my offers until April 1st (this is all info from the agent).     

Having lived on Oahu for the past year, we are excited for this venture.Knowing that there are many complexities in the law, we were wondering if anyone had any experience/knowledge on how to do this legally.

I was in the Bay Area for the past 6 years, and no way we'd see those kinds of numbers out there.
