I am not looking to purchase in highly appreciating markets but ones that provide the steady and healthy cashflow I can depend on.I do this as I work full time and cannot easily build up a team and a presence in the markets I want to participate in to purchase distressed and build in more equity during the deal.

Rents have gone up in the last years, but there is a limit in affordability based on household income and we make it a point to not participate in the annual rent increases, at least until we see substancial increases in average net wages.

Enabling either party to participate in a transaction it may not be able to on its own {could} be viewed by the IRS as the provision of benefit.There are many folks out there who will tell you this is OK.
