@Jeff BridgesMy estimate includes materials only and would include a sheet of drywall, some mesh tape, box of screws, mud, and a little paint.

People typically use at least 8.3% for vacancy, assuming perhaps one month out of the year it is vacant for turnover and painting and what have you.CapEx and repairs people also run differently, but a combined 15% of GSI is more common.

The planks look great...I will see how they last.Usually when a tenant moves out Replacing even a stove, a wall heater, paint, drywall repairs, etc are all fairly simple and cheap, but the floors are always expensive and something I dont do myself.

"What do you need to move on from this property" "If I can help you by allowing you to move only what you want, not perform any repairs, not have to worry about the lawn/pool/snow removal, etc what would you take for a cash offer" IMHO once someone moves out there is always going to be a need to do paint and flooring to get it in shape to sell to a retail buyer.
