If it's in good shape, we turn it over ourselves quickly and move on, charging tenants for any materials that we feel are over and above (like our carbon monoxide detectors were missing, so we charged them for new ones).

Materials are also marked up which is why I purchase all materials for our flips then have the subs install.

Over the phone rates quotes do not mean squat in commercial.Until they have a package on the property or properties and have underwritten the asset the rate is likely to re-trade much higher and require more down to do the loan.So just do not believe you will get this amazing rate.
