Inheriting Tenants - to keep or vacate??
13 March 2024 | 1 reply
Again, lease doesn't explicitly state there will be an increase though, and for having the most sq footage (1 br + basement) she's paying below market rent.Units 3+4: two more studio apts, can rent for $750 each.I plan to put in an offer contingent upon inspection (and obviously getting into Unit 2...), but I'm not sure whether I should also ask for the property to be delivered vacant..My questions:- If I keep the tenants, what should I obtain from the current owner or the tenants themselves?

if the property is $100K and the rehab is $60K you'll need 10-15% down plus closing costs plus holding costs - conservatively 16-24K + 5-10K + 6-12K = 30-45K at leastand you don't want that to be all your savings... so you'd need separate savings and emergency funds - i'd want 25-50K depending on situation, lifestyle, etc.so 50-100K i guessbut that's just a horseshoes and hand grenade estimatethese types of questions are hard because we don't know much about you or your financial situationWhat if the house, let’s just say, is $100,000 and my lender is offering to pay the closing cost (3-5%) and they will cover 100% of the house and rehab?

We are getting ready to start hiring team members as our business grows and I was wondering if anyone could offer some insight on when the time is to get office space and what possible benefits and downsides deciding to do so has.

Could also hire a good STR company that can market the property better, price strategically, and offer better guest experience since the owner emotions are moved, which in turn ups the revenue.

Asking property management to ask tenant to provide bank statement and w2
13 March 2024 | 2 replies
We do ask for W-2's and bank statements, it's right on our website. But, to ask your PMC to do this when it's NOT part of their standard process, after you've hired them, is not going to go over well, as you are experiencing. So, you have a choice, accept their standard process, pay them extra to do as you want or take them up on their offer to terminate.

Your plan is to wholesale the deal and make a 200k profit, by just offering 200k less than asking price.

Any builders, developers, realtors, architects, in Tampa this week?

I am in town looking at infill lots for our floorplan and build to rent product offering. looking to connect with anyone who is here and can meet us at some of the lots. we specialize in affordable housing units for rent and resale and build on scattered site infill. looking at the greater tampa metro with 5-6 counties all together. please send me a message if so while we are down here I have some questions mostly relating to utilities, frontage requirements, setback requirements, typical build times, and areas of most interest. we do this in Columbus Ohio right now but aren't seeing a lot of interest from institutions which is our main target.
