Beware, tenants all over the country are organizing to rid their parks of investor owners. 

So we asked the listing agent prior to the appraisal being done for a credit of $1K for some problems to be done on the house ( roof, dishwasher, things like that) Now obviously this should be done after the appraisal, but hey there is nothing set in stone. 

We are looking to keep track of income, expenses, sales, leads, marketing, basically anything that runs the business in an organized and easy to use manner.

@Gabriel Lee - I and 90% of the employees at BiggerPockets use Mike Stone at Megastar financial.

A good possibility could be to house hack (2 thru 4 units using V.A.) and end up living free while you organize.
