What you would normally repair on one house, another house same repairs the owner flips out and cries you're spending their money.When we get tenants who get carried away with repair requests (like 1-2 a month is ridiculous IMO) we usually get on the phone with them, level with them and then tell them we can find a replacement in that apartment since they feel its so bad.

Certain states do not allow your primary to be foreclosed upon for other judgments (for example I believe florida is one of those states) - they can still get a judgement against you for the delta though.But yes this is a concern that every person should realize, which is also why you see many of us here on BP telling people to make sure they have adequate down payment and reserves before they get into something they have never done before.

you have to put the work in with the remodel either way but if they're high-end condos you can sell them each for more than the property as a whole and make more in one transaction than you would on a cashflowing rental

. $425k) to purchase a 12-unit Apartment ($1.5M) with 25% down ($375k from the HELOC).The remaining $50k from the HELOC could go into fixing/rehab of the 12-units.Then cash-refinance the larger amount from the 12-units to pay off the HELOC in one lump-sum (as much as possible), then using the cash flow from the apartment to pay off the rest of the HELOC.Repeat the process with a new apartment.1) Does this make sense?

However I call one of them explained my situation, currently starting, getting to know the value and look for lenders, however his answer was not what i expected, he let me know they are looking for investors with money so they can help them...So I was wondering If you have any advise/opinion/comment on;Would the fist step  be get to know to what financing amount I have access to, based on my employment and credit score?
