The flip was extremely challenging - original plaster walls, original mud bed tile and lathe, heavy ciggarette residue throughout, complete bathroom framing and subfloor replacement needed, and a challenging layout.

The first one can be the most challenging as you're building credibility and broker relationships - hard to go into it "brand new" but easier if you have a partner/coach that you can leverage their track record. 

If you don't have a spot on the waitlist when you buy the lot, it will be challenging to get a spot. 

I have done three 1031s this year, and I can see many more in my future, but as my children grow, this could be a challenge.
