There's numerous solutions out there to do automated ACH and most of them can be found on google by just googling "tenant ach". 

I did a walkthrough before closing and there was a bunch of junk still in the garage (numerous paint cans - some that were very old, an old microwave, and old door, cut drywall, half a bag of grout, and some other junk). 

I have put together numerous deals as an agent buying and selling with this and the FARBAR contract in FL.  

Its very difficult to enforce that on people you know for numerous reasons.
