I went and did an inspection of the unit and found some problems.1) Handle to the refrigerator is ripped off. 2) They used large nails to hang paintings so now I have walls with many holes.

Instead of staining the boards, have you considered painting them the same color as the wall?

In this case they get a new paint job and new carpet.  

I do all types of rehabbing , but for this type of investor it will be light rehabbing like flooring, countertops, vanities, fixtures and painting or 2.

For a simple fix and flip such as painting, flooring and simple repairs - $10/Sq.

I took pictures of damage on all sides, cut and removed the tree limb, covered the hole with a little roofing felt and a couple of spare shingles (I drew with paint "Do not step" on the shingles), and tacked a piece of plastic over the hole in the drywall.

Ryan:You should be careful with that brush, lest you paint yourself the same as those you disparage.As @Luc Boiron posted above there are incentives in Ontario - one of only three provinces in Canada providing any significant incentives.  

Cheap paint is just that -cheap.

In any case, I didn't paint them white.
