First I would nail down if you have to pay for their management and cleaning.

All it takes is 1 vendor to mention it at any of the inspections and your nailed.

I'd like to add . . . they will not buy just any home, it needs to be in an approved school district and, at least in the Portland area, they have a $500k cap on what they'll pay for a home.

These do have lower down payment requirements, but there is a cap on the allowed loan amount depending on the number of units.
