but i just turned 22 and will be closing on my house in January of '08 (bought it Sept 06) - i try to save at least 60-70% of my income but i did buy a brand new vehicle - hey everyone has to live once in a while lolLooking to buy an income property in another 1-2 yrs, currently have about 30k in liquid assets and a 200k mortgage in another 6 mths - save save save!!!!

Their fee is too high but that does not reflect on the quality of the advice.The LLC can help when you hire a local kid to mow the lawn, when you ask a sub-contractor to pick up some materials using your vehicle and other situations.

A couple of things that I did differently from others (because I learned from my mistakes):Minimum of two year leaseSecurity deposit NOT THE SAME AMOUNT (more than) a month's rent.Tenant can MAKE NO CHANGES INCLUDING NAIL HOLES IN WALL.Tenant can not WORK ON CARS, including oil changesNo unregistered, unlicensed vehicles, only as many vehicles as garage spaces.Name and SSAN of all tenants on the lease.No keys, no access, no nothing to the tenant UNTIL I'VE RECEIVED FIRST MONTH'S RENT AND SECURITY DEPOSIT, in cash or cashiers check!
