So I'm looking to secure financing on 3 story mixed-use building in Philadelphia.

I currently attend Wake Tech Community College and am enrolled in their AS transfer program.

The neighborhood would be considered B due to small town and 100% owner occupied and well maintained older homes mixed with medium maintained properties on same street.  

No matter how many little houses I have,I know they will never mix well financing and insuring-wise with an entity.  

I mix my own like-kind bases and it's generally good enough.  

I would rather have a mix of homes in price range that will both cash flow and have the potential to appreciate at historic levels as well.

@Brent Coombs Ah yes I mixed up my terms there when referring to the vacancy rate.

Commercial RE will not loan to SFH or any unit with less than 5 units on same property (or mixed use).  

And the head of the Incinerator Authority just resigned in disgrace after his subordinate brother and some associates were arrested for graft, specifically taking payments for mixing construction debris in with household collections!
