However you slice it, you're required to mitigate your damages, but also don't have a "break lease" fee in your lease for your time/hassle to re-rent (assuming you don't use a PM).

If I were to go out of area I’d pick a more affordable market but than mitigate that risk buy buying an a/b class property there even if the theoretical cash flow isn’t as high as c/d.
