I purchased a 20 unit apartment complex about 1 1/2 yrs ago.

I bought a multi family home in the north shore Massachusetts while still in college at 21 yrs old (I am now 26) and now live in a single Family in the Southern NH area. 

I've been a multifamily holder for about 7 yrs now.

I am from OH and will be moving back after my retirement in 5 yrs.

Let's say I am looking at owner financing the sale of a property.Lets assume I bought the property for $100k with 20% down, and 5 yrs later sell for $200k, and owner finance 5yr balloon with 20% down @ 6%  and 30 yr amortization.   

Got a 15 yrs 3.56 rate, but next time will pay higher rate to go with our smaller local bank who owns their own loans.

My wife became an agent and I quite my job of 25 yrs with a credit card and we jumped in 15 years ago and never looked back.

I bought it in 1994 and will have capital gains on that period of around 150k, along with depreciation for the 12 yrs.2) I purchased a 2nd house to rent (intent) last year. 3) realizing I have a lot (from my perspective anyway) of taxes to pay, I'm starting to wish I did things differently... 

I am a landlord and I renting a property to a couple about 2 yrs ago, everything was fine at the beginning and they were paying their rent on time.
