If the property is owned less than 12 monthsWill lend up to 80% of the original purchase price and rehab amount if material improvements to the property have been made.Will lend on the original purchase price if the property has not been materially improved"I think you're right though, they may cut the ltv to 70 and not care too much.There are other lenders that have long term financing without seasoning, is generally easy to qualify (many don't have any income requirements) and have reasonable ltv's, but they are not cheap in rate or points@Andrew Hunt PM me and I'll point you in the right direction given your circumstances.Stephanie

John, I am in a similar situation, looking to diversify out of SFR in my local market and towards small investments in commercial real estate through crowdfunding but I am also not yet an accredited investor.I've found a ton of great information browsing BP as well as a lot of good informational material on a site maintained by @Ian Ippolito -- He provided this advice in another forum: "If you are nonaccredited, there are a lot fewer national choices: Richuncles, RealtyMogul and Fundrise.

SC covers maintenance but we have a few obligations too including maintaining Internet connection even if house is vacant, etc.We really like the house and think we are getting a bit of discount for the solar being there, so want to make this work.

It takes twice as long, is half as good, and the material cost is about 20% higher.I'll continue to do some of the work myself because I enjoy it and I think the education is helpful for future decision-making, but I'm aware that it's an expensive hobby to do my own work.
