The 4th failure to pay rent form (March) was filed at the end of March, which allowed me to ask for Aprils rent as well since the due date of April 1st would fall before court date (April 8).

Is it worth it to break our lease which would cost monthly rent plus 1.5 times the rent to a total of around $2,242 and start now or better to start later when our lease ends in march of 2024? 

Our next one is March 25th.

Identified 3 properties as part of the 1031 exchange within the 45 day window.Purchased property #1 in March for $1.5mm and used $250k of 1031 proceeds (this satisfied the replacement property being equal or greater than the relinquished property) .Scheduled to close on property #2 in July for $1mm using $150k of 1031 funds (this will be within the 180 day period).The question is around property #3, which was identified within the 45 day window.

Today the Governor of Ohio issued an executive order requiring Ohio residents to stay home beginning March 23rd at 11:59 PM until April 7th.

We’ve had the property listed since March of 2022, and with little immediate interest we lowered the initial asking price significantly since.

However, they took my EMD a long time ago, around the end of March.

Those properties can do well, but will be inaccessible in Jan, Feb, possibly March.
