I also thought about looking into the future, meaning where will we be in 30 years on our consumption of oil & other energy sources.

I'm quite certain that I don't want to manage properties long run, but short term i.e. the next few years I want to build a wealth of knowledge about the actual rehab and management process so that as I build my own portfolio I know what to look for in partners/employees.As soon as I get my license I plan to cut back my training hours significantly to put more energy into assisting with P&S and rentals.

Those calling for the government to protect investors from being able to place their capital where they see fit should direct their energy elsewhere. 

Severly underestimated how much time and energy I would put into it! 

We do all sorts of "new" things like IOT devices, built in commercial grade networking/wifi, basic home automation, etcWe build a great home, air tight, comfortable, healthy, side bonus is the homes are energy efficient.

However, if the property is actually worth $1 million and you're offering $600k, you're just wasting your time and energy, hoping to run into a sucker.It's all about addressing sellers' pain points.

Either way, you can do better....let her go make another Landlord's life complicated, you don't need it, life is complicated enough....she is costing you time and mental energy, both of which are far more precious than money.
