There have been many caught at this and yes the FBI will nail them.. there was a case in NC 10 years or so ago were guys got huge fines and jail time.basically if your at a sale and two or three bidders are going for the same property and they start whispering to each other then suddenly stop or the property gets sold for 1 dollar over you kind of know some deal was made.In our market there were many that would just show up with cashiers check's qualify to bid with no intention of buying their only reason for being there was to get the 1 to 2k pay off.

My main source of properties is from tax auctions but I've also started a company called HMC Solutions LLC where I purchase properties for cash.

(mainly because it again reminds them and I may receive it on the fifth when it is technically late in Massachusetts).How do you help your Tenants?

Rent, purchase price an down payment would be the main ones.

Wholesalers should be upfront in my opinion that they actually have no intention of buying the property and are going to try to find a buyer.

Out of curiosity how are you mainly trying to source your deals?

I have a goal of getting another multifamily on the Northshore of MA in another 2 years.

I'm attending several single property, single family home auctions in Maine within the next couple of weeks.
