If it's a single family house, it should be tenant responsibility but if it's a multifamily, that's when you may need to take care of it - it depends on your lease terms and should be stated there so both landlord and tenant understand whose responsible for it.

Hi Bob,If you have had a positive experience like it seems that you have, I'd suggest sticking with your current turnkey provider.8 years is a long time and only having 2 tenant turnovers in that time is fantastic.They have stood the test of time and not many turnkey providers do.Also, why fix it if it's not broken?

I'm not talking about jurisdiction shopping Texas, I'm talking about owners who live in Texas and operate in Texas 100% Although jurisdiction shopping to Texas seems like it would work the same way as long as the lawsuit was in Texas, if the local court would allow that.
