I have read several different methods of determining ARV, including averaging the county assessed value, zillow, trulia, realtytrac, etc...however it appears to me the best method is to get comps from a friendly realtor.

Because this would be the epitome of shadiness...to steal a deal that you did not earn from the person who brought you the deal in the first place.Reputation is EVERYTHING in this business, and while you may make a few dollars in the beginning using this method, eventually this type of of shadiness will catch up with you.
