Would you just include the HOA dues in that 50% since they take care of roofs, maintenance beyond the walls, etc?

However, setting aside money for maintenance each month is more geared towards not only common repairs that could come up every month, but saving for bigger repairs down the road (roof, HVAC, etc).

The HOA received a settlement against the builder's insurance for $1 million and decided to spend it on fixing up the building: replacing roof, re-painting, addressing cracks in the stucco, etc.

So if the window is leaking and all it needs is a bead of caulk or the tenant has a clogged toilet that requires a plunger...stuff like that you need to call in a pro to do a 5 minute job and pay them $100 an hour?

I saw that u have been flipping homes for 2 years I used to work for a carpenter and we did an addition a flip and a lot of little stuff roofing, siding, painting, flooring etc I learned a lot.

Roofs are 9 years old and hot water heaters have over half their life yet.I did the analysis to see if it was worth putting any money into the units and the margin is not large enough.
