My advice is to act sooner rather than later, as prices continue to increase.  

In my 20 years in real estate...i got beat mutiple times by the dual agency part and later find out it was sold for lower than i had offer.

The price point seems appropriate though I think later when I can justify the price that I would move to a larger software provider.I also did more research to what is offered in the area It seems like trash and water is pretty common so I went with trash and sewer since sewer is included in the property taxes its just easier for me to pay it and it's not that much.As far as terminating a tenancy I can do so in CA by serving a 60 day pay or quit notice since they are on month to month leases I plan on having the current landlord serve this when we enter escrow so ill essentially have just a 30-day turnover if the new tenants do not wish to agree to the new terms.

That being said, both replacements were within the last 18 months, so I could not say if they fail sooner or later than conventional wax rings. 

Since you are not transferring existing escrow to the new, they are paying it out out of "cash back funds" and then you get a refund later.

Some lenders will try and avoid paying you by denying the client at the last minute then picking them back up again at a later date.#11- Check to see if your Private Money Lender or group of individuals are actually Accredited Investors per the federal government criteria.

I was hoping to avoid a conventional loan in order to take title directly into an LLC, rather than my own name and having to deed it later.

So me being new to that platform, ididnt know if the reservation got approved or not so ikept booking again and again and again on different room rentals cause iwas in need of having somewhere to stay last minute (iwas a huge procrastinator).So ithen received an email sayin that my stay wasnt approved and then minutes later ireceived Another one say that they were banning me.

These just happen to be genuine relationships I built over years, not knowing I would get into wholesaling years later.
